The following booking conditions apply to reservations made through the website www.casadascegonhas.com, by telephone, or via direct email contact with Casa das Cegonhas. If you made your reservation through a platform, external website, or agency, you should check the booking conditions with them.
1. SCOPE
1.1. These general conditions (“General Conditions”) govern and form an integral part of the service agreement concluded through the website www.casadascegonhas.com (“Website”) between the company Luckygreen, Investimentos Imobiliários, Lda, VAT number 514880724, with registered office at Rua Carlos de Oliveira, nº1, 1600-028 Lisbon, and the client who subscribes to the contract (“Client”), whose purpose is the provision of tourist accommodation booking services (“Accommodation”) and related ancillary tourist services in tourist developments and local accommodation units.
1.2. The conclusion of the Contract, which takes place after booking confirmation through the Website, is made under these General Conditions, the knowledge and acceptance of which by the Client are confirmed by ticking the acceptance box in the booking form. The Client is also deemed to have read and accepted the Website Terms of Use and Privacy Policy.
2. BOOKINGS
2.1. When making any reservation, the Client must correctly complete the booking form, indicating, in particular, the House, check-in and check-out dates, applicable rate, always subject to availability confirmation by the Company, as well as personal and payment details. The Client is fully responsible for the accuracy, completeness, and truthfulness of the information provided.
2.2. Upon confirmation of the booking details by the Client, a booking code is assigned, which must be referenced in all communications with the Company. The Client acquires the right to the services contracted, under the terms described in the booking confirmation and Contract, after payment in accordance with section 4.
2.3. The Client is fully responsible for arranging transportation to access the contracted services.
2.4. Likewise, the Client is fully responsible for obtaining all necessary documents (such as identification documents, authorisations, visas, vaccination certificates) required for entry into the country and/or location of the Accommodation or transit points. The Company assumes no responsibility for visa refusals or entry denial.
2.5. No refunds are due for goods and/or services that are made available but not used by the Client.
2.6. By making a reservation with Casa das Cegonhas, you agree to receive our newsletter sent to the provided email address.
3. BENEFITS, PROMOTIONS AND DISCOUNTS
3.1. The Company may offer time-limited or ongoing promotions and discounts on reservations made by Clients.
3.2. Conditions:
3.2.1. Promotional codes and/or prepayment may be required;
3.2.2. Subject to availability;
3.2.3. The Company may refuse or cancel codes in case of misuse or fraud;
3.2.4. Valid only for bookings made through the Website and non-transferable;
3.2.5. No refund or reapplication of discounts in case of cancellation;
3.2.6. Changes to reservations may result in loss of benefits;
3.2.7. Fraudulent use may result in cancellation or price adjustment;
3.2.8. The Company reserves the right to modify or cancel promotions at any time.
4. PAYMENTS AND FEES
4.1. All bookings made at www.CASADASCEGONHAS.COM must be paid in full via Stripe using a bank card.
4.2. Bookings made by email/phone require a 20% deposit within 48h, with the remaining 80% due by 15 days before check-in. Reservations made less than 21 days before arrival must be paid in full within 48h.
4.2.1. Unpaid bookings are automatically cancelled.
4.2.2. Non-payment results in cancellation without refund.
4.3. Instalment payments may be agreed; failure to pay cancels the reservation.
4.4. Fees apply per reservation.
4.5. Fees are non-refundable unless cancellation rules are respected.
4.6. No-show results in full payment.
4.7. The Company may cancel reservations in case of fraud, errors, or irregularities.
4.8. A €200 security deposit is required at check-in, refundable after inspection.
5. CANCELLATIONS
5.1. Cancellation requests must be sent to res@casadascegonhas.com.
5.2. Full refund applies if cancelled up to 30 days before arrival.
6. LIABILITY
Access to the website does not imply a commercial relationship. Reservations are made directly with Casa das Cegonhas.
7. HOUSE RULES
7.1. Clients must be of legal age.
7.2. Information must be accurate.
7.3. Quotes valid for 8 working days.
7.4. Key loss fee: €5.
7.5. Breakfast not included unless stated.
7.6. Check-in: 15:00 / Check-out: 11:00.
7.7. Early/late check-in subject to availability.
7.8. Linen change for stays over 7 nights.
8. PASSPORTS AND VISAS
Clients are responsible for valid documents and legal entry requirements.
9. PERSONAL DATA
Data is processed according to the Privacy Policy.
10. GENERAL PROVISIONS
These conditions may be updated at any time.
11. JURISDICTION
Portuguese law applies. Court of Lisbon has jurisdiction.
